Job Description

Allure Lifestyle Communities is a forward-looking property management company, specializing in Active Adult (55+) and Independent Living communities across the country. Our communities are centered around a lifestyle with exceptional amenities and activities.  We are looking to hire a Traveling Operations Specialist/Area Manager to provide support to an assigned portfolio. The position will require travel of at least approximately 50% and will include extended stays at an assigned community on occasions up to 2 weeks.

 This individual is responsible for leading and supporting sales, leasing and operational efforts across the assigned portfolio of communities. It will require a strong focus on sales techniques, including relationship building and overcoming objectives, marketing strategies, coaching, and leadership.

Essential Duties / Responsibilities:

  • Work closely with the VP of Sales and Marketing and Operations to develop and implement a comprehensive sales and marketing strategy for each community. Work closely with onsite staff to execute the plan.
  • Provide direct support and leadership to sales and leasing associates at the assigned communities to help ensure leasing and occupancy goals are met or exceeded. This includes but is not limited to:
    • Ensuring associates are achieving established goals for contacting leads, and ratios for lead/tour and conversions to applications /leases.
    • Coaching on sales techniques and resident interactions.
    • Listen/review sales calls, review CRM database.
  • Take an active approach in accomplishing sales and financial objectives that at times will include:
  • Schedule organize and conduct tours with prospective resident and or families.
  • Timely respond to and follow-up with to all walk-ins’ tours, phone calls, email, etc.
  • Assist with annual lease renewals.
  • Manage move-ins and move-outs with the Property Manager to achieve maximum revenue.
  • Outreach Marketing - Create, plan, and implement lead generating events to bring in prospective residents and industry professions such as but not limited to seminars, speakers, themed events, holiday events, etc.
  • Thoroughly understand the local competitive market and assist with updating competitive analysis quarterly/annually.
  • Support community special events in person and/or remotely to support marketing efforts.

Required Skills & Abilities

  • Knowledge of sales and marketing to include principles and methods for showing, promoting, and selling products or services to include marketing strategy and tactics, sales techniques, and sales control systems.
  • Ability to build trust and act honestly in relationships and assess and understand customers’ expectations, needs and circumstances is essential.
  • Ability to effectively listen and communicate verbally and in writing is essential.
  • Ability to effectively manage time, tasks and projects in a dynamic environment is required.
  • Ability to work in a fast-paced environment and quickly pivot to move in another direction.
  • Strong organizational, management, and teamwork skills.
  • Professional presentation to be compatible with the established guidelines and as defined within the employee handbook - positive attitude, energetic, assertive, and ability to serve as a role model for subordinates.
  • Strong administrative skills - knowledge of Microsoft Office products, e.g., Excel, Outlook, Word, PowerPoint.

Education & Experience

  • Bachelor’s degree required.
  • 5+ years sales experience in a senior living setting, with a proven track record of generating and closing a high percentage of qualified leads is required. Independent Living and Active Adult experience preferred
  • 3+ years of sales experience in a multi-site environment. Lease-up experience a plus.
  • Yardi and CRM experience highly preferred.
  • Valid driver’s license required.

Scope & Compensation

  • Extensive travel to assigned portfolio on a regular basis. Overnight and extended stays is required when needed.
  • Prolonged periods of sitting, standing, and walking.
  • Must be able to lift up to 15 pounds at a time.
